Data Feeds
Data feeds from Oregon Data Share can be categorized into five categories—Internet Data Exchange (IDX), Virtual Office Website (VOW), Brokerage Back Office (BBO), Participant Data Return (PDR) and Brokerage Valuation (BV). Each has a special use, associated policies, and agreements. For your convenience, we have provided an explanation of these different feeds below. Data is available via Web API to those who are entitled to a feed. Because ODS supports any vendors' technical questions with feeds, works through the approval process, and ensures data standards are met with approved feeds, the fees charged for these feeds come to ODS to offset operational costs and keep our package costs low for customer MLSs. Internet Data Exchange (IDX) gives brokers and agents the ability to display listings from other offices on their real estate websites and visa versa.
IDX refers to a set of fields in the MLS that are allowed for public display on the Internet. Whether you have your own privately hosted website, or are partnering with an IDX vendor, Oregon Data Share’s data delivery team can work with your vendor to get this display set up on your website.

A Virtual Office Website (VOW) is a brokerage application or website that is geared towards a mobile workforce.
A “Virtual Office Website” (VOW) is a participant’s Internet website, or a feature of a participant’s website, through which the participant is capable of providing real estate brokerage services to consumers with whom the participant has first established a broker- consumer relationship (as defined by state law) where the consumer has the opportunity to search MLS listing information, subject to the participant’s oversight, supervision, and accountability.
A subscriber affiliated with a participant may, with their participant’s consent, operate a VOW. Any VOW of a subscriber is subject to the participant’s oversight, supervision, and accountability.
In addition to containing additional fields than that typically found in an IDX data set a VOW makes it permissible to allow a client access to your application.

A brokerage back office (BBO) data feed consists of a larger set of data than what is commonly found in an IDX application. Some common use cases include integrating MLS data into your in-house CRM tool, building an application or website available to only agents in your office.
A back office data feed as defined in our license agreement is the brokerage’s use and display of portions of licensed data under the “broker back office” provisions of MLS Policies that:
(a) exposes licensed data and derivatives of it only to brokerage and to sales licensee and their bona fide clients as established under state law; or
(b) exposes licensed data and derivatives of it in marketplace statistical analyses and reports to the extent permitted by MLS Policies.“Derivatives” of licensed data include any subset of data or aggregation of values derived from the licensed data. The MLS Policies determine whether Brokerage BBO includes and permits brokerage and subscriber advertising or making representations about specific properties that are listed with other participants or that were sold by other participants.

A participant data return (PDR) feed, sometimes referred to as a brokerage only data feed is defined as the brokerage’s and sales licensee’s use of those portions of the MLS data that relate only to data and listings submitted, contributed, or input by brokerage and its subscribers.

A brokerage valuation (BV) data feed is defined as a brokerage and sales licensee use and display of portions of the licensed data, possibly including other data, for an automated valuation model (AVM), broker price opinion (BPO), comparative (or comparable) market analysis (CMA), or similar product or service, provided it can fairly be characterized as a valuation of real property and only to the extent permitted by the “valuation” provisions of MLS Policies. Brokerage valuation need not include any human judgment or analysis.

The information and links below are aimed at getting you—the vendor—started. We have compiled the application process, sample vendor agreement, and policies from Oregon Data Share that govern data feeds, data access, usage, and display. Please note that the IDX and VOW policies can be found in Section 5-3 and Section 5-4 of the ODS Rules and Regulations.
Logos and Disclaimer
We require the ODS logo to be displayed as part of our data feed policies. However, we understand that not all websites are designed the same. We have provided three different logo options for vendors to use in their products for their customers.
